Emergency Relief Program

The economic landscape of the Phoenix metropolitan area has dramatically shifted over the past year. Due to increased unemployment, many families are at risk of becoming homeless, unable to pay their bills. Low-income families facing a crisis such as an eviction notice or utility shut-off are left with limited options. LCSA's Emergency Relief Fund provides a safety net for these families, ensuring they are able to stabilize their situation and move forward from their crisis.

During the fiscal year 2008-2009, LCSA provided 198 families with over $50,000 and referred 915 families to other government, religious or non profit programs.

Foreclosure Intervention Program

LCSA has long supported the preservation of neighborhoods, and in fact, created Maricopa County's first foreclosure intervention program 12 years ago. Our program supports low-income families who face foreclosure by providing default counseling and representation during the negotiations with their lender. During this counseling, an explanation of the process is provided to each homeowner, detailing the timelines, procedures and options that are available in their situation. LCSA is also the only organization in the county with arrearage assistance, often essential in negotiating a settlement.

As a HUD certified housing counseling agency, LCSA was inundated with requests for counseling services last year. The unprecedented number of foreclosures in the Phoenix metropolitan area was staggering and indicators show the situation will continue through next year. Fortunately, we prepared ourselves by adding two full-time counselors. Our staff will then include 3 bilingual, HUD-certified counselors, knowledgeable in all aspects of default resolution and settlement options.

  
During the fiscal year 2008-2009, our Foreclosure Specialists provided counseling, advocacy and referrals to 2,098 households.
